Our Sources
We source all tax rates, thresholds, and regulatory information from official UK government and industry bodies:
- HMRC — stamp duty (SDLT) rates, income tax bands, and thresholds
- Bank of England — base rate, lending statistics, and affordability guidelines
- FCA (Financial Conduct Authority) — regulatory requirements and consumer guidance
- Welsh Revenue Authority — Land Transaction Tax (LTT) rates for Wales
- Revenue Scotland — Land and Buildings Transaction Tax (LBTT) rates for Scotland
- Gov.uk — government schemes, Help to Buy ISA/LISA limits, and first-time buyer reliefs
How We Verify Calculations
Every calculator on this site is verified against published examples from official sources:
- Stamp duty calculations are tested against HMRC’s own worked examples
- Mortgage repayment formulas use the standard annuity equation used by UK lenders
- Affordability multipliers reflect typical high-street lending criteria (4–4.5× income)
- All tax thresholds are cross-referenced with the current tax year’s HMRC publications
Review and Update Cadence
We review and update our content on the following schedule:
- Annually (every April) — all tax rates and thresholds updated for the new tax year
- After each Budget — stamp duty changes, scheme updates, and threshold amendments
- After Bank of England rate decisions — illustrative interest rate examples reviewed
- Quarterly — blog posts reviewed for accuracy; outdated figures corrected
Corrections
If you find an error in any of our calculators or content, please contact us. We take accuracy seriously and will investigate and correct any confirmed errors promptly. Corrections are noted with an updated review date on the relevant page.
Independence and Advertising
This site is funded through display advertising (Google AdSense). Advertising does not influence our calculations, content, or editorial decisions. We do not accept payment to recommend specific mortgage products or lenders. Our calculators use illustrative interest rates — not rates from any particular provider.
Limitations
UK Mortgage Calculators is not regulated by the Financial Conduct Authority (FCA). Our tools provide estimates only and should not be relied upon as the sole basis for any financial decision. We always recommend consulting an FCA-regulated mortgage adviser before committing to a mortgage or making significant property decisions.
